The Greene House unit that couldn't sell

Why can't this unit sell?? Unit 3S at the Greene House Condos, with 837 square feet of living space and 800+ sq feet of outdoor party space, is still on the market. Corcoran once had it listed at $799K, but now it's listed at $825K.

From what we understand, this is the only sponsor unit left in the building. In my opinion, the fact that the building to the west can see your terrace should not matter to potential buyers.
