Unit 11W, a 2 bed, 2.5 bath, 1,426 sf penthouse unit is on the market again, but at quite a discount to what it was listed for on March, 2007.

It's now listed at $1.35MM. Three years ago, it was listed at $2.75MM.

Unit 3S, with the huge 800 square foot terrace, is now priced to sell, for real this time.

What started out at $825K and dropped to $699K is now an unbelievable $599K.

Greene House bargain unit in contract as of 11/21

This 1,220 square foot 3 bedroom, 2 bath, last listed at $765K is now in contract.

Greene House unit on market for $1.035MM

A 2 bedroom, 2 bath with over 1,300 sq feet of outdoor space is new on the market. Corcoran has the listing. It sold in 2005 for $954K, so after transaction costs, the buyer is taking a bath on it.

Two sales at the Greene House Condos

Two units at the Greene House Condos have recently come on the market, both at eye-opening prices.

One unit is a 3 bedroom, 2 bath 1,220 square foot unit, unit 4E. The list price is at a bargain-basement $765K, down from $989K in February 2008.

The second unit just came on the market today, unit 9E at a price of $839K, which is just a few thousand dollars over what it originally sold at years ago.

Both are ostensibly distress sales of some sort - my guess is either job loss or job change. Any insiders know the scoop on these?

Either way, these prices could prove worrisome for anyone who's refinancing or selling in the near future. Unless the appraiser realizes that these are distress sales.

800 sq ft terrace Greene House rental

The 2 bedroom, 2 bath unit with 800 square foot terrace we've reported on ad nauseum is now also available as a rental on corcoran for $2900 a month.

Cautionary tale in Fort Greene's Greene House Condos

Unit 10W at the Greene House Condos in Fort Greene, has sold, finally. Formerly listed as high as $948K, in between, it dropped to $936K, then $895K and finally sold on October 21 for only $785K.

The scary part is that this unit was bought for $828K in January 2006, meaning the owner lost $43K on the purchase price, possibly another $40K on closing costs and probably $25K on the broker commissions.

Greene House unit 3S drops further

Chop off another $20K off the list price of this 800 square foot 2 bed, 2 bath with 800 square foot terrace.

This unit started out at $825K, moved to another broker for $829K, dropped to $775K to $719K and now to $699K. I'm still perplexed why this one hasn't sold yet...What's the market-clearing price on this one?

Price chop at Greene House Condo

This 800 square foot 2 bedrdoom, 2 bath with an additional 800 square feet of outdoor space originally started at $825K, but now is being listed by corcoran for the bargain basement price of $719K.

One more at the Greene House

Unit 5E, a 999-square foot 2 bedroom, 2 bath asking $810K (810 psf), listed by Coldwell Banker.

According to streeteasy, there are 6 units in this building on the market. Seems like a healthy amount - perhaps people cashing out after the 2 year holding period?

Plethora of units at the Greene House in Fort Greene

All of a sudden, there are 5 units on the market at the Greene House condos in Fort Greene.

Of note, the two most recent ones are

1. A 1,220 square foot 3 bed, 2 bath for $1.075MM.
2. A 835 square foot 2 bed, 2 bath for $679K.

Note that the first listing broker states that the Greene House is a 'green building' Blatant lie or any truth to this? As our tipster stated, the only thing green about this building was the almighty dollar the developers were after.

Greene House condo price chopped twice

This high floor unit at the Greene House Condos was originally listed by Elliman at $963K. In early January 2008, the price was dropped to $936K. On March 5, it was dropped to its current price of $915K.

The unit is 10W.

New resale unit at Greene House Condos

A 1,220 square foot 3 bedroom, 2 bath is being listed on corcoran for $989K. At a healthy $810psf, this condo goes where this other failed.

Another Greene House condo on sale

A 1,028 square foot 2 bedroom, 2 bath is listed on Elliman for $963K.

Precipitous drop at Greene House penthouse unit

The penthouse unit at the Greene House Condos, formerly listed by Minsky, was handed over to Halstead in late September and listed at $1.875MM. Apparently that wasn't the magic number, as the price has now been lowered to a low $1.69MM.

Is this the market-clearing price? If not, at what price??

Greene House 2 bedroom rental

A regular reader has tipped us off on this rental unit at the Greene House Condos. This unit, 7W, apparently has killer views of Manhattan. Little-known City Connections Realty has the listing for this ~1100 square foot 2 bed, 2 bath for $3800.

Last Greene House unit now listed by Two Trees RE

The Dumbo brokerage upstart Two Trees Real Estate has snagged the last sponsor unit at the Greene House Condos. Originally listed at $825K by Corcoran, then dropped to $775K, the latest price is $829K.

The 821-square foot 2 bedroom, 2 bathroom features an 800-square foot terrace/deck, pictured at left.

Our hunch is that the price on this unit is very negotiable. Who knows why it hasn't sold yet - terrace privacy is a non-issue in my opinioin.

Greene House penthouse now with Halstead

Our Greene House tipster has let us know that the condo that Minsky couldn't sell is now being listed with Halstead for $1.875MM, the same price it ended up at with Minsky.

Minsky loses listing for the Greene House Condos penthouse

The listing that originally belonged to Jerry Minsky through four price drops is no longer his. Halstead has the listing now.

Perhaps some fresh blood will do the trick, although the price still stands at $1.875MM.

Halstead these days has an aura of luxe, but do they have any penetration into the Fort Greene market? Not really.
