Corcoran 2011 Brooklyn Home Sales report

It's official: Prospect Heights real estate is more valuable than Fort Greene/Clinton Hill real estate. So says Corcoran's 2011 Brooklyn Home Sales report. In it, the brokerage details average sales prices of Corcoran exclusive listings in 2011. It compares Carroll Gardens, Cobble Hill/Boerum Hill, Park Slope, Prospect Heights and Fort Greene/Clinton Hill.

Cobble Hill led the townhouse metric, with an average price of $2.245MM.

Carroll Gardens led the 3BR apartments metric, with an average price of $1.326MM.

Two BR apartments were led by Cobble Hill, while Park Slope led 1BR average apartment sales.

The more telling metric is that average 3 BR and 2 BR apartments sold for more in Prospect Heights than Fort Greene/Clinton Hill. 3 BR apts sold for an average of $815K in Prospect Heights and only $735K in FG/CH. Likewise, 2 BR apts sold for an average of $630K vs $597K in FG/CH.

Merchant House condo on sale across from Atlantic Yards

This 1400 square foot condo with separate 1100 square foot rooftop deck will have primo views of the new Barclays Center construction. Also located across from the parking lot that is currently being used by the construction workers.

Asking price is $899K. Common charges are low though.

Other pluses include easy access to Chuko Ramen.

New Prospect Heights condos at 727 Dean

Following in the deriguer style of floor-to-ceiling windows, this new condo at 727 Dean Street doesn't miss a beat. The prices, though, can do with a little tweaking.

Units range from $425K for a 691 square foot one bedroom to $715K for a 1,187 square foot 2 bed, 2 bath.

Hello Living's newest condo to be built here

Eli Karp, who has put up at least 5 condos under the Hello Living umbrella has his eyes on Prospect Heights again, this time at the empty lot at the SE corner of Pacific and Washington.

NYC DOB permits have been filed recently for a 7 story building with 12 units and 6 parking spots.

The block is the same block on which the infamous Scarano-built Washington Condos sits.

The Hello Living site lists 8 condos that have been built in the Prospect Heights/Crown Heights area.

In June 2010, this 2,188 square foot townhouse was listed at $799K. Unable to sell, the owners are now renting it out for $3,900 a month. Any takers?

Graham Condos units hit the market

A small-family-sized 3 bedroom, 2 bath with 1,314 square feet of space is on the market for $869K via corcoran.

Another 2 bedroom, 2 bath unit is listed for $887K and includes a nice outdoor terrace.

These units tend to go fast and have sold, likely, for a nice profit since they were purchased.

A few months ago, one unit was listed at $725K.

Two 3-bedroom units are new on the market as of the past few days.

Unit A-4A, a 3 bedroom rings in at 1,275 square feet and is listed for $749K.

Unit A-5D, a mezzanine, rings in at 1,445 square feet and is listed for a healthy $869K.

A third unit at the Graham Condos has hit the market in recent weeks. This time, Brooklyn Properties has the listing. A 2 bedroom, 2 bath is listed at $725K.

In a strange twist that we've noticed, streeteasy does not show listings under 318 Washington Avenue (or 320 or Graham Condos, for that matter.

A family-friendly 3 bedroom, 2 bath is now on the market at $835K. Square footage totals 1,229 square feet.

This is the second unit to come on the market in recent weeks. At the end of March, a smaller unit came on the market for $749K.

A 2 bedroom, 2 bath, 1163 square foot unit just hit the market at the hot and highly desirable Graham Condos in Clinton Hill.

Other units in the building have pretty much garnered their list prices, so this is sure to sell close to ask.

50% price drop at Greene House penthouse unit

Unit 11W, a 2 bed, 2.5 bath, 1,426 sf penthouse unit is on the market again, but at quite a discount to what it was listed for on March, 2007.

It's now listed at $1.35MM. Three years ago, it was listed at $2.75MM.

Trouble at the Hello Living project

Major troubles abound at the Hello Living project in Crown Heights. See the article in today's NY Metro section.

Two of the intimately-involved partners in the project are butting heads over management and selling of the units. Both being Hasidic/Orthodox, this even reached the rabbinical courts <-- are these legally binding courts?

Meanwhile, condo owners and persons in contract are caught in limbo.

This townhouse unit at the Washington Condos was originally listed in June 2008 for $1.099MM. It is back in January 2010 for $899K. The corcoran listing shows 2 bedrooms and 2 baths, though a look at the floorplan shows several potential rooms could be manufactured in the below-grade rec room.

There's also a sizeable outdoor space.
