I agree, the marketing has been awful. The only thing I can think of is they are waiting for a grand unveiling to generate a big buzz and sell out any remaining units all at once.
itjbukem, aren't you in contract on a unit? They don't give you updates on how the construction is going? Did they give a projected move in date?
I'm new to this whole pre-construction thing but it seems strange that you, as a contract holder, would be kept in the dark about the developments.
I just don't get the lack of marketing. Is it because A&H is a "smaller" realtor and maybe don't have the budget for the 4-color glossy brochures? That I can see -- but I don't understand how there is no website yet, it's 2005!
I also purchased new construction (Boulevard East) and we were informed as to the status of things... granted, much of the time it was us calling and demanding answers - but we eventually did get them! I have some major major issues with a woman we dealt with at Corcoran (but that's for another thread). We also received periodic mailings from the sellers attorney with updates as to when closings would start. That did not happen until much closer to the date though... There are SO MANY factors... construction delays (expected), and paperwork from the city.... I know our building had to wait for the C of O for an additional 3 months or something... frustrating, yes - but there is really nothing anyone can tell you when it comes to the city paperwork. You just have to wait. Good news is, we love our new building and the nabe!! It was worth the wait - and I'm sure it will be for you too, ltjbukem! Can't wait till we can see some pics of the progress!
I meant a website that actually has some info and renderings/layouts, not just a logo. Perhaps you should contact the seller, or your sales agent at A&H to get some estimated dates. I'm curious myself now! Good luck.
I live on Underhill bet. Dean and Bergen and I know you have been interested in those condos but have you seen what they are doing to the old fire house on Dean? Do you happen to know what that will be? They are also building something on the corner of Pacific and Underhill.
I just came back from A&H after reviewing floorplans on whats available at the washington. They said they are just starting to market the building officially, and that they just put up the banners. They said the web-site will be up next week. They said that they had such a huge response from their database sales that they decided to take the building off the market and wait for the model to start the official marketing. They gave me a price at $575 a foot I'm going to see it next week and occupancy will be late fall/summmer. The renderings of the lobby look amazing!!!

it was advertised in the ny times months ago, for two weekends in a row, then they removed it. someone else told me at least 23 were in contract out of the 39. the parking spots are renting for $175 a month, i think. they are actually showing you the space on wednesday? i want a piece of this action! i have never seen the inside. glad to see the banners are nice. i need to check it out myself.

You should really see the renderings of the lobby and courtyard, they are amazing! The courtyard is going to have the huge water fountains on the wall, very zen. They didn't have renderings of the kitchens of baths but the finishes they showed me are very nice, modern and clean. The building actually offers better finishes and amenities than most new projects. I saw the greene house condos and those are very pale in comparison to the washington. I'm pretty sure I'm going for it, I assume most will be gone soon, now that they are putting it on the market. Speaking of Park Slope I noticed a lot of steel going up on 1st street between 4th and 5th it looks huge, anyone know?
OK...we are in contract on a 1600 sq ft/ duplex. We just received a letter saying 60% (23 units??) are in contract, more than enough to trigger a lgal thing thats good. I talked to Agauyo the other day, they weren't marketing it 'cause it was selling so well without any marketing. She said completion around Sep-Oct. I have seen the finishes...they are very nice, very clean, everything cherry. The guest bath has black tile. I have been inside 3-4 times. The first few, my apartment and the building were a mess. Last week (6-12-05) my apartment looked great. The hardwood floors were down and ready for the final layering. They were ready to put the new windows in. Peggy also said the garden was supposed to be outrageous. Still on for a gym, steamroom/sauna. My only issue right now is that they haven't even started the elevators yet...i heard that minimum 2 months. One last thing... If 575/ ft is for real, that means my unit is worth 920k...i paid less than 640k. WOW

This is a very new area in Prospect Heights, what you paid for at the time I think was pretty high for that area. $500 to $575 is extremely high for that area. I don't really now about the project but if tey are getting those numbers then I think thats amazing!!
They claim to have 4 of the 8 in contract. This building does not sound nearly as nice and the location isn't as good but some units are going for $530 a ft. With that in mind I think $575 is very reasonable.
we paid 404/ sq ft...i felt at the time it was outrageously cheap...Its a new huge duplex apartment w/ tons of amenities, outdoor space, ect..I couldn't ask for more. So, no matter what, i am happy. But, just for discussion, across the street in the Cathedral Condo's, they are selling 900 sq ft for 795 / ft. Thats a very nice building, but it cant be that much nicer than the Washington. I figure my 640k apartment will be worth 1 million in October when they are finished...I don't care, as long as the appraiser thinks its worth that...

Its 900 something newly remodeled duplex in the Cathderal Condos...comes to about 735/ft...i didn't say that its well priced...I just said that its being offered at that. Its been on the market for over 2 months, so could be too much...but its being remodeled very nicely in a modern way and a duplex w/ outdoor space...who knows. What i do know is that i got this info from the old floorplan up on the foxtons website and spoke to an agent about the property...anyway, a good comp for my unit, just too small

Regarding the cost per sq ft. look at the prices the developers group is asking for 481 prospect pl.

Actually they are only averaging $430 a foot at 431 Prospect Pl. Some units are at $411 a foot.

I don't know where you got your info from, but I don't think anything in the cathedral condos ever sold for anything over $600 a/ft
a 1300 sq ft duplex is on sale for $650k via corcoran. see the post i put up today.
I've been noticing that asking prices for resale units in the P Heights area all seem to be at or very near the $500/ft mark.
New construction usually commands a premium and has other financial benefits such as tax abatements and low common charges since everything is new.
Thus the $575/ft at the Washington seems in line.
