Corcoran 2011 Brooklyn Home Sales report

It's official: Prospect Heights real estate is more valuable than Fort Greene/Clinton Hill real estate. So says Corcoran's 2011 Brooklyn Home Sales report. In it, the brokerage details average sales prices of Corcoran exclusive listings in 2011. It compares Carroll Gardens, Cobble Hill/Boerum Hill, Park Slope, Prospect Heights and Fort Greene/Clinton Hill.

Cobble Hill led the townhouse metric, with an average price of $2.245MM.

Carroll Gardens led the 3BR apartments metric, with an average price of $1.326MM.

Two BR apartments were led by Cobble Hill, while Park Slope led 1BR average apartment sales.

The more telling metric is that average 3 BR and 2 BR apartments sold for more in Prospect Heights than Fort Greene/Clinton Hill. 3 BR apts sold for an average of $815K in Prospect Heights and only $735K in FG/CH. Likewise, 2 BR apts sold for an average of $630K vs $597K in FG/CH.

Merchant House condo on sale across from Atlantic Yards

This 1400 square foot condo with separate 1100 square foot rooftop deck will have primo views of the new Barclays Center construction. Also located across from the parking lot that is currently being used by the construction workers.

Asking price is $899K. Common charges are low though.

Other pluses include easy access to Chuko Ramen.

Winey Neighbor now open at 679 Washington

A new wine store has opened up on the recently-revived strip of Washington Avenue in Prospect Heights. Named the 'Winey Neighbour,' this store features a wine label on every bottle that not only suggest food pairings, but music pairings.

Being a fan of rieslings myself, I've attached a label for a riesling at left. Riesling and Bob Marley, I can definitely live with that.

An opening party is scheduled for January 21; I plan to be there.

Townhouse right off Vanderbilt

Corcoran has the listing for 678 Dean Street, a two-family brownstone asking $999K. The listing says to bring your architect, which means it's in very poor condition.

A good opportunity for someone with vision to live next to one of the liveliest Brooklyn streets in recent times.

Vanderbilt gets another gourmet food place

606 R&D is opening up, from an ex-employee of City Bakery in the Flatiron district. To quote, it will be a "30-seat Prospect Heights restaurant and mini-market serving quirky comfort-foody breakfast, lunch, dinner, and takeout"

Great news for Prospect Heights and food lovers.

NB: We were mistaken when we reported that this restaurant would be at the corner of Dean and Underhill. That begs the question -- what will this corner hold??

Following in the deriguer style of floor-to-ceiling windows, this new condo at 727 Dean Street doesn't miss a beat. The prices, though, can do with a little tweaking.

Units range from $425K for a 691 square foot one bedroom to $715K for a 1,187 square foot 2 bed, 2 bath.

Hello Living's newest condo to be built here

Eli Karp, who has put up at least 5 condos under the Hello Living umbrella has his eyes on Prospect Heights again, this time at the empty lot at the SE corner of Pacific and Washington.

NYC DOB permits have been filed recently for a 7 story building with 12 units and 6 parking spots.

The block is the same block on which the infamous Scarano-built Washington Condos sits.

The Hello Living site lists 8 condos that have been built in the Prospect Heights/Crown Heights area.
