Corcoran 2011 Brooklyn Home Sales report
It's official: Prospect Heights real estate is more valuable than Fort Greene/Clinton Hill real estate. So says Corcoran's 2011 Brooklyn Home Sales report. In it, the brokerage details average sales prices of Corcoran exclusive listings in 2011. It compares Carroll Gardens, Cobble Hill/Boerum Hill, Park Slope, Prospect Heights and Fort Greene/Clinton Hill.
Cobble Hill led the townhouse metric, with an average price of $2.245MM.
Carroll Gardens led the 3BR apartments metric, with an average price of $1.326MM.
Two BR apartments were led by Cobble Hill, while Park Slope led 1BR average apartment sales.
The more telling metric is that average 3 BR and 2 BR apartments sold for more in Prospect Heights than Fort Greene/Clinton Hill. 3 BR apts sold for an average of $815K in Prospect Heights and only $735K in FG/CH. Likewise, 2 BR apts sold for an average of $630K vs $597K in FG/CH.
