Hello Living's newest condo to be built here

Eli Karp, who has put up at least 5 condos under the Hello Living umbrella has his eyes on Prospect Heights again, this time at the empty lot at the SE corner of Pacific and Washington.

NYC DOB permits have been filed recently for a 7 story building with 12 units and 6 parking spots.

The block is the same block on which the infamous Scarano-built Washington Condos sits.

The Hello Living site lists 8 condos that have been built in the Prospect Heights/Crown Heights area.

Trouble at the Hello Living project

Two of the intimately-involved partners in the project are butting heads over management and selling of the units. Both being Hasidic/Orthodox, this even reached the rabbinical courts <-- are these legally binding courts?

Meanwhile, condo owners and persons in contract are caught in limbo.

Hello Living rental prices

At a time when landlords are scaling back rental prices, the broker and sponsor for the Hello Living complex are asking for some stratospheric rents on some of their units.

To wit, check out this penthouse duplex with 1,230 square feet. The unit has 3 bedrooms and 3 baths, albeit quite small bedrooms. You can buy this unit for $749K or rent it for $5,000 a month.

Ostensibly, this apartment is marketed towards shares - but what group of 3 friends are coming up with $5 G's to rent in this part of Brooklyn?

Here's another unit renting for $4500 a month.

Warren Lewis and Brown Harris Stevens have listings for 587 Washington

Both websites are featuring the 4 condos, ranging in price from $585K to $695K.

The ground floor duplex has a private parking spot for only $695K. But imagine how loud it could be from all the speeding cars and trucks who make this avenue a speed alley.

587 Washington Condos

The condos at the southeast corner of Pacific and Washington now have their own website. This project may have been rumored to be a part of the Hello Living Condos, but it is not.

The project features 4 units, one of which is a ground floor duplex with its' own parking spot. The website is sparse and doesn't have list prices and mind-blowingly for a project in this area, does not mention the C train at Clinton-Washington as a viable alternative.

The biggest plus and minus to this project may be its' location. It is flooded with light on three sides, but also has to contend with the constant flow of traffic up and down Washington.

New Hello Living buildings now selling

The picture, at left, is not of a giant grill you would find on a barbecue, but the 'car spin' that is a feature of 802 Dean Street, one of the new Hello Living buildings in the Prospect Heights/Crown Heights border.

The Aguayo website has new listings for the Montana and the Austin. List prices are quite healthy, with the Montana at 802 Dean featuring mostly 2 bedroom, 1 baths for $495K to $599K (622 psf to 777 psf) and the Austin at 916 Pacific Street with a mix of 2 bed, 2 baths to 3 bed, 2 baths for $855K to $885K.

Via brownstoner, there's a new article in today's NY Sun that speaks about sales at the Hello Living project.

Even this new project is not immune to the Brooklyn slowdown - one unit was dropped from $900K to $849K. The most expensive condo in Crown Heights that we posted about before, was listed at $1.3MM, but had an offer of $1.1MM that was turned down.

Closings have occurred - now it's time for the investment units to come on the rental market. Here's a one bedroom renting for $2,050 a month.

We're completely impressed with the next-to-market Sydney building of the Hello Living Condos. At left is a picture of the living space and dining area. Is that poured concrete floors we see??

For sure, Loading Dock 5 Architecture is really pushing the envelope, and in a good way. The Sydney building, at 957 Pacific Street, is further down the street towards Grand, but this may be our favorite thus far.

Owner on Pacific takes advantage of Hello Living pricing

One enterprising owner on Pacific Street between Washington and Grand has been living with the Hello Living construction coming from all angles and has decided to take matters into their own hands and rent out their 3 bed, 2 bath triplex.

The open house was today from 11 to 1PM and you're shit out of luck if you weren't able to make it.

Take a look at our amateur attempt at showing where this house lies among Hello Living.

Eli Karp's Supreme Builders NY has an interesting community map of all of their upcoming condominiums in the area.

If you click on the .jpg at left, you will see all of their planned projects. Interestingly enough, at the SE corner of Pacific and Washington, there is a lot that has a condo being built on it, but it doesn't seem to be part of Eli's dynasty. This lot is owned by Washington 587 LLC and was purchased for $640K in November 2005 from the French Bethesda Baptist Church, Inc.

Looks like tons of condos are coming in the near future to this area coined 'Northern Prospect Heights' by a friend.

Hello Living re-ups -- prices are sky high

Frequent commenter Ben has notified us that Aguayo has put up more units on their site for the Hello Living condos and prices are now in the astronomical $700s psf.

1,125 to 1,350 square foot units at the Madison are asking $810K to $899K.

At the Hudson, a pair of 3 bedroom, 3 baths at 1,155 and 1,230 square feet are listed at $830K and $900K.

More A&H antics at Hello Living

Heller fellow blogger readers. Yesterday I inquired into remaining availability at Hello Brooklyn. My call was fielded by a salesperson from Aguayo & Huebener named Rick Staula. He offered me very inaccurate information regarding this development and told that there were no mortgage contingencies offered at this property. Given the current state of the mortgage industry I found that rather odd. After calling back anonymously and realizing that Rick was completely wrong despite insisting so I asked to be reassigned to a different broker and sure enough I was shown an apt this morning which I have now put in an offer on. It was to my complete disbelief that I received a message this afternoon on my Blackberry from my receptionist letting me know that a man named Rick Staula had called and asked for me and when he was told I was unavailable he proceded to berate my employee and told her to tell me that I am a 'Jerk'. This was by far the most distasteful interaction I have ever had with a real estate salesperson and I would urge anybody thinking about doing any business with Aguayo & Huebener to think twice given the fact that they have such a rude and incompetant person on their staff. It's one thing to call me a jerk. It's another to call my place of employment and say such a thing. I am considering reporting this salesperson to the NY State Licensing Bureau. He does not deserve to have a license and certainly he should not be an agent in as open a community as Park Slope is. I have lived in the neighborhood for my life and will see to it that this man pays for his actions.

One more thing. To A&H's credit they did offer to send me flowers and were bery apologetic. The only real apology will come when this man is no longer on their staff. I am one person who is not worth pissing off. If anyone else has had a less than desirable interaction with this man please posit your experience here. His name is Rick Staula
