Boymelgreen faux-townhouse sells!!

The poster-boy Boymelgreen townhouse, on Carlton between Dean and Pacific, which was infamous for 1. one of the worst faux-townhouse renditions of all time and 2. being unable to sell due to its' proximity to the rumoured Atlantic Yards project has finally sold.

Having been listed in the past at anywhere from $2.1MM to $1.525MM, the house finally sold earlier this July for an underwhelming $1.35MM. Does anyone know if the listing broker was Corcoran or Aguayo?

The lucky owner has put out a listing on craigslist attempting to rent the bottom duplex for $3600 a month. There are also photos of the interior in a link in the listing.

Interesting investor opp @ 296 Sterling Place

Corcoran has an interesting 1500 square foot listing that is currently inhabited by a rent-controlled tenant who is paying LESS than the monthly carrying charges.

The floorplan at left represents what it could potentially be, once the tenant has left. Although no guarantees are given, as the low asking price of $375K attests to. Corcoran touts the potential market value of more than $750K once the tenant leaves and the apartment is renovated.

The Fort Greene rental market

Here's a good-looking brownstone parlor floor rental. It's a 2 bedroom and asking $2950 on Adelphi and Dekalb. The gut renovation pictures show a great kitchen and bathroom.

There's an open house on Sunday from 1 to 3PM.

545 Washington Avenue using non-unionized workers

A construction union ostensibly flyered the cars on Washington Avenue in Clinton Hill to let the neighbors know that the 545 Washington Avenue project is being constructed with scab labor. Makes sense, since most mornings, the entrance is adorned with the huge inflatable rat.

More million dollar condos in a supposedly 'blighted' area

Down the street from the grandfathered Newswalk Condos, a townhouse has been converted into 4 luxury condos with prices ranging from a quarter million to $1.15MM. Brooklyn Properties has the listing.

Located at 543 Dean Street, this is just steps away from the ultramodern behemoth at 565 Dean/536 Carlton that was profiled in May.

In a nod to the vibrance of the area, these units are going in the $800s psf range. The folks at nolandgrab.org would surely appreciate these prices. All come with storage and outdoor space. Viking, Bosch and Jenn-Air are the labels for the appliances.

The lot size is 20x55 and most recently changed hands in January 2005 for $825K. The pictures make it look like the back of the house is across from the back of some of the Newswalk units.

Keri Russell really living in Fort Greene

A few months ago, the Brooklyn Record reported on a Keri Russell sighting in Fort Greene. Even the Fort Greene Watch myspace page, from which we vicked the photo at right, gave some airtime to the sighting.



Owing to our status as the original Fort Greene blog, Brooklyn paparazzi have given us this scoop: she seems to have taken up residence in the house at right. Apparently, a renovation of their real home is underway. Meanwhile, they are slumming it in a rental.



I'm guessing the picture at far right shows her in front of Thirst Wine Merchants.

Latin King slain in Fort Greene

A Latin Kings gangbanger was slain after a road rage incident in Brownsville. The 24-year-old toughie got a beatdown, but wanted to avenge his beater. He followed him back to the parking lot of the Ingersoll houses in Fort Greene. There, his attacker turned on him with a few shots to the dome.

Prospect Heights storefronting

Courtesy of brooklynian and staceyjoy, here's a picture of a new ice cream/coffee shop on Vanderbilt carrying Gorilla Coffee. That much more closer than Joyce Bakeshop!

This store is on Vanderbilt between Dean and Bergen.

Price drops at the Washington Condos

The three marquee, corner units at the Washington, which were probably priced a bit too high from the beginning, have each dropped $20K in price.

Two units originally priced at $739K and $849K are now $719K and $829K.

One Hanson Place now belongs to Stribling

According to the Real Deal, Stribing is now marketing the One Hanson Place condominiums. The main impetus behind this switch from Corcoran is because the ultra-luxe penthouse units are coming to market soon and apparently Stribling is a better high-end condo seller.

A quick check shows that the link to One Hanson is no longer on the Corcoran site, but is up at the Stribling site.

New coffee joints hit Fort Greene

A chowhound post alerted us to the fact that two new coffeeshops have hit the Dekalb/Willoughby area between Adelphi and Cumberland.

Bidonville has opened up on Willoughby between Adelphi and Clermont while Bittersweet has opened up on Dekalb between Carlton and Cumberland on the site for a former real estate office.

Bittersweet is also carrying Balthazar pastries. As a Village Voice poster Rosie (Perez??) said, "Balthazar baked goods have arrived in Fort Greene? OY."

Fort Greene designer - Studio K Interiors










Educated at Parsons School of Design, designer Kate Bogdanoff

New addition on Vanderbilt Avenue

A new 3-, 4-, or 5-story (take your pick) extension has risen on top of a retail storefront on Vanderbilt between Dean and Bergen Street.

Featuring two setback floors with terraces, this looks like a Bricolage-esque work.

Anyone know who's going to market these?

970 Kent - now only 'steps to Fort Greene Park'

In this corcoran listing for the 970 Kent Condos, the broker Laura Rozos claims this condo is 'steps...to Fort Greene Park.'

A check of the corcoran maps shows it is 12 blocks to Fort Greene Park. Anything to sell a condo, I guess...

Here's a bad photo that exemplifies contextual architecture at the 145 Park Place Condos on Flatbush Avenue.

On the Park Place side, behind the tree, you can see the brownstone-colored facade. But on the Flatbush side, you can see the silver and modern facade.

888 Pacific St in contract

The townhouse at 888 Pacific Street is in contract, according to streeteasy. The list price was $949K, but according to streeteasy, on June 1, it was listed at $1.1MM.

The Real Deal article on Prospect Heights' condo glut

This month's hot-off-the-presses July issue has an article on new developments in Prospect Heights.

Apparently there's a surplus of condos on the market because the sponsors/developers/brokers have priced a lot of the units too high.

According to Peggy Aguayo, "Manhattanites who didn't even know how to get over the bridge but came because they saw signs for Soho-style lofts for one-quarter of the price."

The article mentions the 'overpriced' condos at 647 and 651 Washington Avenue. In addition, stalled units are also left over at 540 St. Marks Avenue, by the Franklin Av. shuttle (we didn't know those were on the market already, much less built!).

The article also mentions that 28 of 39 units at the Washington are sold.
