In June 2010, this 2,188 square foot townhouse was listed at $799K. Unable to sell, the owners are now renting it out for $3,900 a month. Any takers?

Unit A-4A, a 3 bedroom rings in at 1,275 square feet and is listed for $749K.

Unit A-5D, a mezzanine, rings in at 1,445 square feet and is listed for a healthy $869K.

This townhouse unit at the Washington Condos was originally listed in June 2008 for $1.099MM. It is back in January 2010 for $899K. The corcoran listing shows 2 bedrooms and 2 baths, though a look at the floorplan shows several potential rooms could be manufactured in the below-grade rec room.

There's also a sizeable outdoor space.

324 St. Marks Avenue Condos in Prospect Heights

You'll get radiant heating in the bathrooms and a gas fireplace in every unit, but it sure won't come cheap.

Prospect Heights' newest condos, marketed by Aguayo & Huebener, has a very Scarano-esque design, but are not actually designed by Scarano. Dubbed Mark 324, these condos are the latest entry into the NoProHo area by developers who are, at turns, emboldened by the success of the Washington and the Hello Living projects.

The prices, though, are quite a reach for the current real estate zeitgeist. To witness, the majority of the 3 bed, 2 bath units are $900K+.

Elliman has the listing for a short sale at the Washington Condos. $569K for an 1,156 square foot 2 bed, 2 bath.

Elliman also has the listing for a penthouse unit decorated in a style worthy of some Park Avenue octogenarian/heiress.

Ortine to open up on Washington Ave

What was once billed as a coffee shop now seems more like an out-and-out restaurant, which bodes well for those in the North Prospect Heights and western Crown Heights neighborhood.

Ortine is opening up on Wednesday, December 17, just in time for the primetime holiday season.

Judging from the pictures, though, unfortunately there is no Clover machine.

An open house is scheduled for the $1.099MM apt this Sunday.

Highest resale yet at the Washington Condos

Unit A-2E, a 1,474 square foot 3 bedroom, 2 bath, is now on the market at an asking price of $949K. As this NYT FSBO says, they are offering it at a low price before hiring a broker and increasing the price.

The unit is 640 psf.

622 Washington to get art gallery

Right next to the Washington Condos, the owner of 622 Washington Avenue has filed a building permit to build a "REAR ONE STORY HORIZONTAL EXTENSION ON GROUND FLOOR FOR EXISTING COMMERCIAL ART GALLERY AS PER PLAN."

A steel beam has already been erected in the back of the house.

The C lines are now in contract at the Washington, complete with views of the mechanic shop across the street.

List prices were $669K, $749K and $759K, down from $739K, $799K and $849K, respectively.

"Atlantic Yards" development opportunity across from the Washington

Check out this listing on craigslist for the white building that houses the auto parts store on Dean between Underhill and Washington, directly across from the Washington Condo.

The FSBO is being offered at $899K for a 25x126 lot. The extra-long lot actually has two separate buildings, both of which can be developed -- one is a two-story residential (closer to Bergen) and another is a three-story mixed-use.

Price: $899,000.

Verdict: interesting, but I don't see anyone purchasing this lot to renovate these two buildings. It would be quite interesting as a tear down with an extra long lot, but then again, who would want to pour in $2 or $3MM in this neighborhood at this time?

Washington Condo mezz units again on sale

Two months ago, the mezzanine units went on sale again, but then dropped off the A&H site. Now, they're back again, with some hefty price cuts at several units.

A5A, which was $735K, is now $639K, a cut of 13%.
A5B, which was $659K, is now $589K, a cut of 10%.
A5D, which was $809K, is now $769K.
