The mayor of Adelphi Street has one of his many townhouses on sale. Coming in at a cool $1.395MM, this is may be quite a bargain, even in today's market.

Another unit at 242 Adelphi on sale

After the first resale probably took a bath on their unit, this penthouse unit on Brown Harris Stevens is asking $1.295MM.

It's a 1700 square foot duplex unit with 3 bedrooms and 2 bathrooms.

Originally purchased at $1.175MM, the sleuth in me thinks that buyers just want to get the fuck out of this place. This isn't much of a profit for them and judging from the fact that the permanent CO was just received in February of 2008, a good two years after the first closings, I think I'm right.

Buyer beware. Or more like, great opportunity for a buyer who wants to get in on the cheap and knows that there could be lurking skeletons in the closet known as 242 Adelphi.

The 275 Adelphi townhouse that was featured here is now in contract. List price was $2.995M. Does anyone know the contract price?

242 Adelphi finally closes at $950K

This new construction brownstone condominium parlor floor originally listed at $1.25MM back in February 2007. A year later, it closed, but at a backbreaking price of $950K.

Back in July the owner of this great townhouse on Adelphi was looking to rent his parlor floor for $2950. Those plans most likely fell thru and now the owner has put the entire 2-family townhouse on the market via corcoran for $2,995,000.

According to public records, the last sale for this property was $1,280,000 back in July 2003. The pictures on the listing show a very neat renovation that would seem to attract both modern and period-detail tastes.

The building is 5 floors and spans 5,720 square feet according to the listing details.

Greene Scene condo - buyer's market

Back in February, we profiled this 3 bedroom, 3 bath condo at a new-construction brownstone between Willoughby and Dekalb. At the time, it had been listed at $1.25MM, then $1.175MM via Corcoran.

Now, it is again being listed via Elliman, but at the bargain basement price of $999K. The very strange thing is that we think it was originally sold for $950K.

That's not a lot of profit for 1.5 years in Fort Greene. This unit should easily be selling for well north of a million, I would think.

Perhaps it's the English basement which is probably 1/2 of the 2000+ square feet? But it's got outdoor space and a sizeable yard...

What gives???
