Trouble at Hello Living?

In a possible sign of trouble at the Hello Living condos, two units that were previously in contract are now listed as AVAILABLE again. Units 301 and 302 at the Madison were once SOLD.

Any buyers out there who may have news? Is it something in the offering plan that turned off potential purchasers?

I think they are being very aggressive in their marketing of sold units. This happened a couple weeks back as well.

I wouldn't be surprised if they were counting accepted offers as "sold". After attorney review of the contract some people may have changed their minds, especially if they aren't aware of the closing costs associated with new construction.

No problems, actually went to see the units today and there were more gone than were listed as available on the website.

I'm in contract at the St Marks Lofts - better use of space than Hello Living - and Corcoran doesn't list them as 'in contract' until the seller literally has received a signed copy. It's great to see the new developments taking off like that around Washington.

8:22pm, from what i recall though, those st marks lofts don't have bedrooms. they're marked as bedrooms on the corcoran floorplans, but there are no windows..i guess those are better use of space if you think of it as such...

6:27, doubt it. considering a/h's propensity for leaving units up after they're no longer available, ie. http://www.ahrlty.com/C-35R/C-35R.html

i wouldn't trust them. plus one of their brokers tried to out me on this blog. to all potential purchasers: would you want your financial data on a public blog? i think not. beware who you deal with.

whether you trust the brokers or not, the development is one of the most unique, and imo tasteful around. if they pull it off, it'll be a solid anchor in that part of prospect heights/crown heights. im sure the lower priced units will be picked up again, question is the higher priced units. interesting that the showcase unit 1.3M is on the ground floor.

8:22 - can you give us more info on the St. Mark's lofts? What made you purchase there over the Washington, Hello Living, 647 Washington, etc.

I've only seen what's on the Corcoran website so it would be good to hear from someone who's made the decision to move forward.

On another note: anyone go to the open house for the new developers group project, 457 Prospect Pl: http://www.thedevelopersgroup.com/buildings/building.aspx?buildingid=1096&

To LTJ: St Marks apartments are a bit different from the plans: my bedroom has a window.

to Ben: hello living looks great but double height ceilings do not make up for 850 sq footage with absolutely zero storage space. It felt really cramped, once you start imagining your stuff in the empty space.

The larger apartments at Hello Living were out of my price range. But I could afford a bit more than what the 850 apartments cost and I wanted more space, so I went with 1100 sq feet at St Marks.

The living room space is huge, unusually large windows and a south-facing balcony. The building doesn't look like much on the outside, but the kitchen and bathrooms are nice.

The Washinton was never an option because of ugly late 80s interiors with cherry cabinets and black marble. New social housing in Europe looks better than that. Oh yes let's not forget the buckled, water damaged wooden floors.

In Hello, regarding the high ceilings vs floor space, you could probably loft part of the main space to add a few xtra sq feet.

But don't you think that lofting some of the open space defeats the purpose of having such high ceilings?

In the units where they've built the mezzanines they only take up part of the room, so the ceilings still feel very high.

It's a dumb idea to list them as sold if they only have an accepted offer...because what if the buyer backs out, as in this case? You never know why someone backed out of an offer however, they couldn't actually afford it, a different offer was accepted...I must say the units were beautiful, the quality and detail (& amenities!) seem well-done, the units back on the market will sell in a second.

Perhaps it has something to do with people applying for and getting denied loans?

That's true, not everyone who applies for a loan gets accepted!

I had the same experience with A&H. The day after I put an offer in on an apartment they were marketing, I checked the website and it was listed as "in contract". I hadn't even recieved the contract yet, let alone signed it.
