Big sale at Firehouse Condos duplex

The duplex condo at the Firehouse Condos being marketed by Aguayo & Huebener recently closed at a whopping $975K. From what I recall it was about 1900 square feet or so with a fairly large backyard. Caveat was that half of the residential space was below-grade, ie a rec room. No matter how you slice it and dice it, even with the outdoor space, this sale is a pretty high psf figure for Prospect Heights.

Figure all 975 square feet of the main floor, half of the rec room and 1/3 of the outdoor space counting towards the $975K, that would be about 1625 square feet into $975K, which would be $600 psf. Any comments on this one??

Aguayo really has this part of the world on lock, huh! These figures trump projects in Park Slope. And that HELLO project. Good news for Prospect Heights. I heard of a pretty big project they were doing on the other side of Atlantic on Washington, which is Clinton Hill. Do you think sales can be expected in the same range?

i'm impressed - i live right nearby and everytime i walk by, i can see in to the whole apartment. its a weird setup, but i guess someone likes living their life on display

I totally agree with Dahlia. You can totally see almost everything inside this apartment walking down the street. I guess you could put huge curtains up or something, but then you'd lose all the light.

As to answer the first poster. Yes, it does seem like A&H has that secton of Prospect Heights under their control. Hello, the Washington, this project. I think Clinton Hill commands the same prices as this section of Prospect Heights. Prospect Heights a little closer to Flatbush would command a little more I think b/c of the proximaty to the Slope and more transportation options. CH is not transportation friendly.

actually the one facing the front is unsold, listed for $740k. i'm talking about the duplex unit in the back. it sold for $975k.

the one in the front has three levels. the one in the back has only 2.
