Newswalk Phase 3 hits

Quite a peculiar time to be marketing these, but Aguayo & Huebener's got the listings for 23 units at the Newswalk Condos, starting at $637,560.

Amid all the ongoing ado about the Atlantic Yards, somehow A&H stole the coveted units from Brooklyn Properties, who marketed phase 2. If I recall correctly, phase 1 may have been an open listing, marketed jointly between the management company and others.

Who's got more information in what type of units are being sold. If the smallest units are 900 square feet, it looks like these prices may be in range.

Open house this Sunday.

The prices range from $637,000 for the smaller units for about 966 sq. feet to a whopping $2.8 mil for the biggest unit with a two car garage, 30 ft. ceilings and garden at 3700 sq. feet.
1100 sq. feet goes for about $796,000

surprising since resales in the other phases seem to be priced around $500/ft. Are these substantially better to warrant the 30-40% premium?

that's not true about 500/ft. some units have been getting 600-700ft. depending on which side of the building you're on, if you have a balcony, etc. i live there and keep track of these things.

OK, so I did a little more research on ppsf in Newswalk.

From Property Shark:

5/31/06 - unit 209 - $598/ft
5/11/06 - unit 215 - $481/ft
7/6/06 - unit 227 - $620/ft
6/22/06 - unit 514 - $560/ft
7/24/06 - unit 608 - $610/ft
5/1/06 - unit 904 - $620/ft

So I guess it's closer to $600/ft for recent sales.

Even so, the new prices are a good amount higher than what current resales are going for.

Actually Aguayo was invloved with Newswalk from the very beginning. I believe brooklyn properties was kicked off after the first phase
