Mass exodus at 970 Kent?
In a hot second, there are suddently 5 resales at the 970 Kent Condos in Clinton Hill/Bed Stuy. For those who are into penthouse units, there are a few sponsor units also.
Corcoran has 4 resale units here, while Elliman has one here.
My only guess is that many buyers have reached the magic 2 year mark in which it has been their primary residence and are now selling to lock in some profits on the IRS' generous RE capital gains law.
Or perhaps the building has turned out to be not such a great buy in a not such great area??

THey've been trying to sell those penthouse units for coming up on a year now. My wife and I went to look at them... they were underwhelming for the price and location. Not surprised that there are several left.
Even as of then (January '07), there were lower floor units for resale. Our lack of enthusasm for the penthouses aside, I didn't observe anything about the building that was so offputting that would inspire a mass exodus.
one side of the building faces an interior courtyard and those seem to always be on sale. the other side has tremendous open views and are really great units. this building has 140 condos and so it is not surprising to see a few for sale. the neighborhood is definitely getting much better with lots of new construction and a mix of peoples. it's a great value in a real estate sense.
