Smith & Court Condos
On Dean Street between Smith and Court streets is a new project. Located right down the block from the 120 Boerum Place project, this looks to be a luxury 23 unit condo project.The website has floor plans for all the units. Some of the units seem particularly large including a triplex street-level townhouse (unit 1A).

I think looks are deceiving here regarding size. The graphic is a little to small to read clearly, but I'm pretty sure the master bedroom in the triplex says 180 sq. ft. (and that's tops... it could say 130 sq. ft.).
By the drawing, that room is about 2/5 of the total floor, so a floor would be 450 sq. ft. Multiply by 3 for the three floors, and you have all of 1350 sq. ft. maximum.
Which is not small, mind you, but for a triplex, it could be better. I'd rather have a duplex or simplex at that sq. ft. than a triplex.
