I think this building could be nice when it's finished. What can't be seen in the pics is that there is an interesting curved wall on the ground level that I'm guessing is part of the entryway. I'm also interested to see what they do around the balconies.
looks like corcoran is establishing a stronghold in the neighborhood. i thought a&h was going strong, but their lack of work on the dean and underhill condos is probably off-putting to developers.
I think it's far to early to gauge Corcoran's success on 647 Washington. This project just came on the market about 2 weeks ago. Even if they had someone ready to go it's not unreasonable for the attorney review process to take a bit of time. The contracts for a new development are a bit more involved than those for purchasing an existing unit.
Also, if the only info they have is what's on the website it will be a hard sell at this point. There are no interior renderings, only fuzzy floorplans. Not enough for someone to make a decision to buy.
I think we will have to wait until May or June to know how well these 647 is selling.
i sort of agree, 1:37pm. it is early and we're definitely operating on a different paradigm than when the washington condos went to market back in late 2004. then it was hot and getting hotter. now, it's plateau-ing.
but, attorney review, per contract stipulations, is only 72 hours, but i'm sure now, when the market is so lukewarm, they are allowed longer. especially since it seems like no one is knocking down corcoran's door to sign.
but yes, floorplans are fuzzy, no renderings of the interior, etc.

dont' be fooled by the picture. it was a lot larger than it looks. i had to shrink the photo to make it fit.

does anybody know the pricing on this building?
my guess is that it's close to what's being asked on the 647 washington condos that they are also marketing...so we're talking $500's psf...
plus as of today, no units are in contract in that building, so if this holds, corcoran will be hard-put asking the same price levels.
unless the building is so much more luxurious than 647, but i don't think that would be the case.
interesting no units are in contract. says a lot for the Washington and AH. (surprise, some positive feedback for them...)
