Unveiling of the Sanctuary Fort Greene
For what seemed like an eternity, the Sanctuary website was just a teaser one. But today, a full list of floorplans is available.The results promises to be a set of floorplans that will appease those who are tired of cookie cutter floorthroughs.
Located at 264 Cumberland, this combination church/townhouse has 13 apartments, with studios, garden apartments, duplexes and simplexes among its many layouts.
The few units released so far on Elliman range from $615K for a 912 sf, 1 bedroom, 1 bath to $925K for a 1,874 sf 1 bedroom, 1.5 bath duplex. Common charges are anywhere from $316 to $491 a month.

There are a lot of traffic to their open house on the first day. On the other hand, I have yet to hear one positive note about the apartments.
All except one of their apartments have really bizarre layouts and can be seen as a waste of space. The layout of the top floor duplex within the actual church is actually quite creepy. The stairs leads to the upper floor with the triangular roof(top part of the church) which seems more like an attic(since it's dark) than a nice bedroom.
The maintenance charge is also comparatively high, seeing that they don't have a doorman or facilities. For instance, the CC charge for the Landmark Estates Condos are around $200, while the CC charge on the Sanctuary is above $400. Typically, for new condos with no facilities or doorman, the maintenance charge is low since there is nothing really to "maintain". When asked about that, the reps couldn't justify the charge either.
Not sure if this is a good deal, considering there are other conversions popping up in the neighborhood.
