Minsky - another $3.5MM listing...ho hum...

This guy continues to be fodder (in a good way) for onehansonplace.com and also continues to prove the naysayers wrong -- time and again. Jerry Minsky has landed another $3.5MM listing in, where else, Fort Greene. Just another day at the office, huh? (That's 3 $3.4MM+ listings he has now - so for the guy who couldn't read, this is for you)

This Italianate townhouse, at 53 South Elliott Place, between Dekalb and Lafayette, was sold in January 2005 by, who else, Jerry Minsky, again. Jeez, how boring.

So, to the commenter of this post on August 26, 2007, at 4:39PM, who duly noted that Minsky is the last person anyone would go to advice? Minsky was the listing agent back then also. Do you realize that the guy who bought the place in January 2005 for $1.75MM is now selling it for twice the fucking price?!

Holy shit - quite a coup, huh? Would Jerry be the man if this deal goes through? In this market? Oh, one last thing - looks like it was listed at $1.65MM and Jerry was able to sell it for $1.75MM. Damn, dude is talented if you ask me.

Okay, we admit it - we think Minsky is the shit. Now why doesn't every hater who reads this man up..

I'm definitely not a Minsky fan, but I admit I will be impressed if he is able to get $3.5 mil on a place that was sold for 1.75 just under 3 years ago. Can't see any photos on the listing, but that is a very commanding price in any market, especially one where jumbo rates are higher than they've been in the past 5 years. Only time will tell - doesn't matter how many listings one has, if they are overpriced and not moving. Just look at the Greene House penthouse he had listed at 2.75, then knocked down a mil and then re-listed with another broker.

I am sure the place is magnificent, but for $3.5 mil, I would expect there to be more than 1.5 bathrooms.

I seriously doubt that the kind of family that can shell out that much of cash for a house expects to have wait in line for showers every morning. I don't care how historic the house is, this will be an issue. My house in Ft. Greene is worth 1/2 this amount, and it has a full bath on all three above grade floors.

Who does this kind of reno? What are they thinking?

It is widely known that certain brokers like mr wonderful jm from corcoran tend to over price houses and dupe sellers just to get the listing and then low and behold three months into their six month listing they tell the poor seller that the market has changed and that they have to lower their price.
LOwer it to the same price that honest local brooklyn brokers originally set it at. when will people ever catch on?
