Boerum Hill condo sale

No discernible Atlantic Yards effect here. This 874 square foot condo is selling for a spritely $800 psf, at a price of $699K.

Just two blocks away from Atlantic on Dean Street, this new construction condo is changing hands for what is surely a nice profit for the buyer.

it's fairly priced, that area is a great place to be; I used to live a block away 7 years ago and the locale to the new developments is cool.

The listing says Dean between 4th and 5th aves. While in a far off corner of it, this is Park Slope and not Boerum Hill. I normally don't think that neighborhood boundaries make much difference except that 4th ave and Flatbush are very large streets which provide very strong boundaries. This is half a block from 5th ave and as a result is much more a part of that neighborhood than what is associated with Boerum Hill.

I also think that the close proximity to 5th ave may add a premium over what people pay in Boerum Hill as the restaurants/boutiques/nightlife, etc. is much more developed.

the block gets a lot of auto and bus traffic. it's not all that pretty either. but you are walking distance to modells, pc richards, alchemy, etc...
