Sweet South Oxford coop

Cindy McField has the listing on a sweet coop at 147 South Oxford. I have a feeling that this unit may have been combined from two units into one, as I don't recall such large units at this coop.

This 4 bedrom, 2 bath unit has exposures on all four sides and is a corner unit. The pictures look real professional and the current owner has a similar modernist taste as yours truly.

The asking price is $999K.

What's the deal here? Something seems a bit off. The price seems a bit low for a place of that size in that location. It looks to be at least a 1,500 sq foot apartment, maybe in the 1700 range. They also say price is negotiable. The maintenance is high, but not crazy.

Is it not in a nice building? Does the apartment face the footprint of Atlantic Yards (an thus would be looking at a constuction zone for the next 5-8 years)?

I'm not a big AY basher, but it is very close. Regardless of AY, it is on S Oxford *south* of Fulton St. - much less desirable area than Ft. Greene north of Fulton.

it is close to the ay project, but it's on a block that's not all that well-traveled by cars...

i would like to know the sq footage before passing judgment on whether it's a good deal or not.

I know excatly where that is. It's on a GORGEOUS, extremely well trafficked and safe Brownstone and tree lined block between Hanson and Atlantic. The new South Oxford Park is there as are Atlantic Commons condos

This walk up 1920s building was gut renovated from a run down rental over 10 years ago, financed by the Community Preservation Corp. It sits within the Atlantic Terminal Urban Renewal Area. I helped a number of owners in the 1970s get federal financing for renovation of their properties at # 124,126,130,132,145 etc. Property is about 1/3rd of a block down from Hanson Place, on the same block as the new 5th Avenue Committee's (broke ground yesterday) 10 story cooperative to be built at Atlantic Avenue betweeen S. Oxford and S. Portland. The huge "1860" frame structure across the street may also be the site of some future apt. house. This is a decent block only 4 blocks east from the subway nexus at Atlantic/Flatbush and a short walk to local shops on Fulton Street. Check for comps of walk up buildings on a square foot basis. May be a good deal for such huge space.

We looked at this apt when it was listed at +1 mln. It's spacious and sunny, but there were two big negatives for us: the high maintenance and the fact that it's not in the heart of Fort Greene (despite the broker's efforts to convince us otherwise). The building is pretty and well-maintained, with an elevator. The street is nice enough, although not as charming as some in the area. The views from the many windows are expansive and have a kind of gritty, urban feel, which some people might like.

(I'm not the broker) but I have to argue that this locatione is definitely smack dab in the middle of Ft Greene. one block in from the Fulton/Greene/South Oxford intersection where Greene Sushi, Greene Park and CakeMan Raven are and a block and a half from Cafe Habana.
