Boymelgreen 'modern' townhouse: choose your own price

Here's one for you to figure out: the Boymelgreen brownstone mentioned earlier (pictured at right) is now also being listed by the goliath Corcoran. The rub is that Aguayo has it for $1.599MM (down from $1.7MM) while Corcoran has it listed at $1.695MM.

What gives? If you happen to like it, I guess you can always offer the Aguayo price.
