Two $800K+ condos compared

Why would one pay $889K for a 1,066 square foot 2 bed 2 bath in Windsor Terrace when you could pay $875K for a 1,223 square foot 2 bed 2 bath in Dumbo at the J Condo? Or $760K for a similar unit 2 floors above it?

Sure, the WT unit only about $255 in monthly charges and the J Condo is about 3 times as much, but I still don't get it.

Dude, windsor terrace and dumbo are completely different and will attract very different folks.

Windsor Terrace has nice tree-lined blocks, is very family oriented, very quiet, and is right next to the park.

Dumbo has views, is close to Manhattan, and has the hip factor but is loud, dirtier, and has much less outdoor space nearby.

Different nabes for different folks, one is not better than the other, just different.

so then by extension, since brooklyn heights townhouses are going for $3MM plus, how come windsor terrace brick federals aren't going for the same price?

doesn't make sense.

my prediction: precipitous price drops once they don't sell.

I agree that the price is a bit high and will probably come down.

I was just making the point that there is a distinctly different feel to DUMBO than WT and to some people the WT feel may be more desirable.

What I think is more interesting is the rapid drop in price of the DUMBO units. Mid $600's seems to be getting very common.

Oh and BTW, while WT townhouses aren't yet going for the $3M+ range that B. Height's one are, just next door in Park Slope they are.
