Washington Condos paying dividends in the neighborhood

The Washington is not yet completed and Aguayo and Huebener has already touted it as raising property values in the immediate vicinity. Note this house on sale on Pacific between Washington and Grand, which is less than a block away from the Washington Condos. As A&H states,

It's very near a new luxury development that'll increase the value of the
neighborhood and all surrounding properties.

That being said, any readers out there, of which I know there are some, have any updates on the Washington?

Yup, heard that the kitchens are going in, and they raised prices again!! Went to the site yesterday, saw some suits walking around. My broker showed me renderings of the interiors and I must say wow!!

It was Brandon, he seems to be the project manager on the washington, I would talk to him, he seemed to have all the info, he also mentioned that the site would be up in a few weeks. Which unit did you buy?

I am in contract on one of those units. That kid Brandon is the biggest Idiot i've ever met. He's not the project manager, he's Peggy's son!! When i first started to talk to them about the building 4-5 mon ago, he told me ever wrong piece of info you can possible imagine. He told me that a unit we bid on was available, and only after going through the whole process, they said, "Oh, that one is in contract..." We ended up having to pay 100k more for another unit. Im not complaining, cause we are making tons of money, but these people at A&H are really a bunch of unmotivated morons. It goes to show how easy it is to be a success in America. Also goes to show just how fortunate real estate agents have been the last 5yrs. If these people can be succesful, this stuff must be selling itself. Incredible!

anonymous, trust me, i feel your pain. you are so right when you say that this stuff is selling itself. i must honestly say that we have not received anything close to what you would consider 'customer service'. the very fact that bklyn real estate is white hot has resulted in these so called agents resting on their laurels and giving you the least amount of customer service possible. the fact of the matter, for better or worse, is that a&h is paid probably for their marketing capabilities. which is to say that it's not very much. in fact, i must say that they havent' done much. i'm the one who went into their office and asked if there were any new condos. in a bear market, they would be out begging ppl to buy. the several times that i have gone into their office to ask about progress on the project has been met with empty stares of 'uh, we don't know anything, can you call in on monday when peggy is back in' this is downright pathetic and inexcusable. a&h is getting paid probably a flat rate marketing fee and they havent' done much if anything. no web site, no real estate ads. in fact, my blog is probably the most PR this entire project has received. they should be paying me. and for the guy who once said that i bash brokers, yes, i am bashing them. they are not worth much. for the most part, most RE agents are none too bright.

jbukem, u are right...the only PR for this place comes from u. The question is, what do we do about it? We have 65k tied up in this thing. How do we go about protecting our investment? I want someone to be accountable for this stuff. How do u have a website thats "coming soon" for 6 months? They put up a sign 2 wks ago, for pete's sake. Its just ridiculous. I think im going to call the developer and complain. Im not really sure what else to do.

ltjbukem, you should volunteer your services to 'complete' the web site for them. Bet you could do it in <1 week and make it better than they could imagine. Maybe in exchange they could let you see the insides of the dwelling you've bought! (Easier to get in to Coach Peaches, I guess.)

unfortunately, a&h is working for the developer as salespeople and marketers, not for the buyer. once the buyer is in contract, their job is mostly done. they could give a rat's ass about the buyers after they've signed on the dotted line. their job is to go out and look for ppl who aren't in contract and take them to the next step. in their minds, there's nothing that says that they must give us regular updates on the latest developments with the condo. if none of us were to say anything, they would be content to never mention a thing about the condo until the closing.

As a broker for a commercial real estate company that sometimes looks at this blog, its pathetic to see you people bashing companies and their work when you have no idea what goes into the process. Youre on the gravy train and you think that gives you some knowledge of an industry that has been surviving bull or bear market since the dutch settlers started purchasing farmland in Brooklyn! If you think you have recieved a lack of customer service while as you say "making tons of money that stop your dribly pathetic whining and talk to the broker who sold you your unit, otherwise bite your toung. I think A$H has been around for 30 years or something, that in and unitself speaks for itself. An d to think you know the least bit about real-estate, if there has been no ads? no web-site? and you still bought? Well they saved money for the developer and you got to whine!! You should drop out of your contract or get out of Brooklyn!

To the commercial broker-
congrats on a well written comment w/ good spelling. You must be a real success in business w/ communication skills like that. As for what you poorly attempted to say...Are you serious? Do you even understand my comment? My point is that A&H has done nothing to market, sell or promote the building. The units that are in contract have sold themselves. A&H has a responsibility to the developers and the people in contract(aka investors) to market the property as best they can. They have not done this. In my dealings w/ A&H, they showed a propensity to not tell the truth and were consistently unprofessional. Therefore, I feel that it is my obligation to criticize them. If they did the job they were hired to do, there would be no issue. As to your comment about how stupid we are to buy a condo we had never seen, well, that seems to have worked out well enough. As for your moronic comments about getting out of my contract and out of Brooklyn, why would I do that? I have never once complained about Brooklyn, Prospect Heights or the Washington Condominiums. I am very excited about my new condo. My issue is and has always been with A&H realtors. And I wouldn't get out of my contract anyway...we've made 250-350k in 3 months. So, instead of spending your time writing poorly composed retorts, you might want to consider working harder. Maybe one day, you'll close your 1st commercial deal, and then you too can enjoy the rewards of owning your own home in a booming real estate market and making money instead of renting like the FUCKING JERK you are!!

It seems that if you are in contract at aprice the developer agreed to, then they are fulfilling their obligation. I think these people need to take yoga or become agents themselves, very high-strung.....
