More comparables for the Washington

On Corcoran, there is a listing for a 1170 sq ft 2 bedroom 1.5 bath in a condo complex on Greene Ave. between Grand and Classon. Ringing at $599K, this is $512 a square foot. The floorplans on the listing are a bit hard to read, but I see that the complex is called 'Le Grand Condominiums.' Indeed.. Anybody ever been?

because they're 9 blocks from each other. in fact, appraisals/comparable sales can be used from properties that are within 3 miles from each other, i think. in nyc, that can be the difference between night and day. so i am being conservative and using 9 blocks. in addition, my point is that greene b/w grand/classon is arguably a less desirable nabe than underhill/washington. therefore, such high comps at greene/grand/classon means that the washington would be judged favorably. this is my opinion only -- i'm open and welcome to differing opinions.
