Ft. Greene condo prices skyrocket

We first posted about the new condos going up on Adelphi between Lafayette and Dekalb a while back. We noticed that one of the units had an accepted offer, but upon checking the Brooklyn Properties site today, we noticed that not only is the accepted offer no longer, but they have raised the asking prices on these 18% and 31%, from $795K and $895K to $945K to $1.175MM!!

What chutzpah! If all four units go for asking, this will set some sort of psychological benchmark for the Ft. Greene new condominium market.

wow, that's nuts. I just moved onto this block and I've been watching the construction, which seems to be wrapping up.

are they having openhouses soon? I'd love to get a peek inside.

call up bklyn properties, they'll show you around. i saw it that way also. not worth it, i'd say...

for those prices, they'd better have a bosch dishwasher, subzero 36" minimum fridge and a wolf stove.

On corcoran's site - agent minsky
has 15 listed as in contract and 12 listings without contract.
I don't know about increases from orig. asking prices....yes per sq. ft does seem high.
p.s. High end appliances make make
place seem better/more upscale - but I think too many young buyers are more impressed/dazzled with these appliances than with constrution and details. Add up the prices of those appliances - which you can easily buy yourself - I'd rather place come without appliances and pick out purchase my own.

i walked by again last night. workers have been there around the clock getting the place ready for an open house tomorrow (5/15)

I have to admit, they've done a beautiful job on the outside. And I'm very picky about new construction, especially when it's meant to look old. The iron railings were special ordered to match the neighbors (I chatted w/ the contractor for a while). The front doors look very well made (I was jealous, our brownstone Parlor doors were talken out and replaced with a cheap single door). I haven't been inside, but the front hallway has beautiful mouldings and I was very pleasantly surprised. I would have sworn this was a old brick townhouse that was fixed up and not brand new construction (the contractor confirmed, it was an empty lot).

I'll be checking out the openhouse to see how they did on the inside!

i got a late start on sunday and didn't get to the open house until about 3:30. things were very slow by then, there was one couple who came in right as we were leaving. only the parlor floor apt (single level, $945K) was being shown. i wasn't as dazzled by the inside as the outside. up close the windows, though wood which is nice, felt thin and not top of the line. the floors are cherry wood, the mantle was modern, the bathrooms marble and subway tile. it was nice, but like i said before i generally don't like new construction. i'm curious how the open house went earlier in the day. and very curious if they will get the asking prices on these condos.
